Bella Vista may have the most interesting identity shift in Benton County. The city is still known for trees, lakes, trails, golf, and quiet neighborhoods, but 2026 is showing a more active version of Bella Vista.
OZ Trails Bike Park is the clearest example. It brings lift-served mountain biking, a restaurant, bike shop, rentals, lessons, event space, public gathering areas, and art into one destination. That is not just a trail system. It is a new outdoor recreation hub.
At the same time, Bella Vista is working through major code reform, a new business-license requirement, and a proposal to simplify architectural review by moving more of that process under the POA. These changes are not as visible as the bike park, but they may matter just as much. They show a city trying to modernize its rules while keeping its natural character.
For real estate, Bella Vista’s story is no longer only affordability and retirement. It is becoming a mix of outdoor lifestyle, stricter planning questions, commercial opportunity, and long-term identity change.
