A new planned residential development called Sage Valley is on the table in Bentonville, bringing a blend of modern infill housing and neighborhood charm just north of downtown.
Located near the intersection of Valley and Fillmore streets—just south of Tiger Boulevard and near the Crystal Bridges expansion—Sage Valley aims to offer a variety of housing options, pedestrian-focused design, and a tight-knit community atmosphere, all within a walkable distance to key parts of the city.

The developers, Briarton Development and Dwellings, Inc., describe Sage Valley as a neighborhood where “design and high-quality construction” meet the need for more diverse housing in Northwest Arkansas. With 20 lots and four distinct housing types—including a small eight-home pocket neighborhood—the plan mixes front-loaded, rear-loaded, and side-loaded garages to create architectural variety.
A total of 4.72 acres will host 28 homes, achieving a combined average density of about 5.9 units per acre, with some sub-areas allowing for over 12 units per acre. Homes will range in size and type, with options tailored for singles, families, and empty nesters.
The concept intentionally blends a variety of building styles under a unified design palette. The development team emphasizes the use of natural materials—stone, wood, and stucco—and a commitment to architectural cohesion inspired by “organic architecture.”
🌳 Trails, Greenspace, and Gathering Areas
One of Sage Valley’s biggest selling points is its proximity to Town Branch Creek and the Crystal Bridges trail system, with easy access to the region’s growing network of bike and pedestrian infrastructure.
Amenities proposed for the neighborhood include:

A fire pit area made from fireproof native stone
A small amphitheater for music and community events
A bike maintenance station near trail connections
The development will dedicate 38% of its land to open space, far exceeding the city’s 15% minimum.
🚗 Designed for Pedestrians, Not Traffic
With narrower streets and no sidewalks, Sage Valley is intentionally designed to function more like a promenade than a traditional subdivision. Vehicle speed limits will be lower than usual—possibly around 13 to 17 mph—to promote pedestrian safety. Street parking will be available in 25 designated spaces spread throughout the neighborhood.
Developers emphasize that the roadways, lot sizes, and traffic-calming features support walkability and slower-paced living, something they hope appeals to both long-term residents and short-term visitors.
🔨 All at Once, With Design Standards
Unlike large subdivisions that build out over several years, Sage Valley is planned for single-phase construction, with all infrastructure, roads, and lots built simultaneously. Every home will follow strict architectural and construction guidelines, overseen by a homeowners association (HOA) that will also manage shared amenities and private streets.
The neighborhood’s entry will be marked by a distinct sign built from materials used throughout the development to reinforce a sense of place.
🏠 Balancing Locals and Visitors
While Sage Valley will primarily serve Bentonville residents, the developers note that a small number of homes will be available for nightly rentals. These will be limited to ensure balance, but reflect the area’s growing demand for housing that can accommodate tourists, mountain bikers, and business travelers.
“We are striving not only to provide a special place for homeowners,” the developers write, “but also to create an inviting haven for visitors and business people to indulge in all that NWA has to offer.”
