Bentonville’s New Community Code Moves Growth Rules Into a New Era

Bentonville’s new Community Code is now one of the most important local planning changes to watch. The code was adopted by City Council on April 14, 2026, and becomes effective May 14, 2026. According to the city, it combines zoning and land development regulations into a framework aligned with the Future Land Use Plan.

This matters because zoning and development codes shape what can be built, where density can go, how projects are reviewed, and how the city balances private development with public infrastructure. In the city’s 2026 State of the City materials, Bentonville described the Future Land Use Plan and Community Code as tools intended to work together so growth aligns with infrastructure capacity, public services, and neighborhood expectations.

The change comes after a period of significant planning activity. In 2025, Bentonville Planning processed 288 zoning and development projects, including 50 large-scale developments, 14 final plats, and 57 rezonings. Residential planning activity included 644 units across single-family, townhome, and multifamily development, with additional projects in preliminary review.

For buyers, builders, and property owners, the practical takeaway is that Bentonville’s growth story is becoming more rules-driven and plan-driven. The city is not simply reacting to demand; it is trying to define where future development fits, what form it takes, and how it connects to infrastructure and neighborhood character.
