Rezoning Proposal Paves Way for New Multi-Family Housing in Southwest Bentonville

The Bentonville City Council is reviewing a proposed rezoning that could bring new multi-family housing to one of the city’s fast-developing corridors.

A 13.5-acre parcel on SW Barron Road is under consideration for rezoning from Agricultural (A-1) to Residential-3 (R-3), which would allow for medium-density housing such as townhomes or small apartment complexes. The request comes as Bentonville continues to explore ways to meet rising housing demand, particularly for renters and first-time buyers.

The rezoning aligns with the city’s Future Land Use Map, which designates the area for neighborhood development. Planning staff noted that the area is suitable for residential growth due to its proximity to major roads and existing infrastructure.

Still, some councilmembers and nearby residents have raised concerns about traffic and how the project would impact surrounding properties. The city will conduct additional reviews to ensure appropriate buffers, street access, and stormwater management.

If approved, the rezoning would mark another step in Bentonville’s efforts to diversify its housing options amid rapid population growth.
